Floor Coatings Made for Valley Heat

Epoxy flooring in McAllen has to handle a climate most coating instructions were not written for. Wikipedia classifies McAllen as hot semi-arid, with average highs above 90 degrees from May through September and heat indices that regularly pass 110. The city hit a record 111 degrees on June 22, 2017, and matched it on May 9, 2024. A garage slab here can sit in that heat for months, and an open garage door or a patio puts the floor in direct sun. We pick coatings and schedule installs with that in mind.

Heat changes how a floor goes down

Resin coatings are sensitive to temperature on install day. HomeGuide's epoxy guide says epoxy should go down between 60 and 85 degrees with humidity under 85%. On a McAllen summer day the slab can be inside that window early and well outside it by early afternoon. Our summer jobs start early, and we keep batches small so the material does not set up in the bucket. Where a floor needs a wider working range, we use polyaspartic, which HomeGuide lists as workable from -30 to 140 degrees.

Sunlight and yellowing

Standard epoxy holds up well indoors, but it does not like UV. HomeGuide rates epoxy's UV resistance as poor to fair and polyaspartic's as excellent. Valley garages often sit open for hours, and patios and pool decks get sun all day. For any floor that sees daylight, we finish with a UV-stable topcoat so the color stays true and the surface does not chalk or amber.

Slabs from every decade since the 1970s

McAllen's housing is newer than in most Texas cities, but it is not all new. Census figures (2019 to 2023 American Community Survey, summarized by Point2Homes) put the median year built at 1995. About a third of homes date to the 1970s and 1980s, and almost 24% were built from 2000 to 2009. An older slab may have hairline cracks, old paint, or decades of oil. A newer slab may still be sealed with a cure-and-seal product that blocks bonding. Both have to be ground before any coating goes on.

Soil that moves

USDA soil descriptions for the lower Rio Grande show two sides of the same valley. The Hidalgo series, named for the county, is a calcareous sandy clay loam on the upland plain. The Harlingen series, found on stream terraces along the river, is 60 to 75% clay, and its cracks stay open for much of the year as it dries and wets. Slabs on soils like that crack, and the cracks can keep moving. We fill stable cracks before coating and point out any that look active so you can decide what to do first.

Systems we install

  • Garage floor epoxy: a ground, repaired slab with a bonded base coat and a clear topcoat that handles hot tires and spills.
  • Flake floors: colored chips broadcast into the base coat, which hides dust and adds grip.
  • Polyaspartic coatings: faster curing, UV-stable and suited to heat and sun.
  • Patio and pool deck coatings: textured, lighter-colored finishes for outdoor concrete.
  • Metallic epoxy: a poured decorative finish for living areas, kitchens and dealerships on slab.
  • Warehouse and commercial floors: thicker systems for forklifts, pallet jacks and heavy traffic.

A trade city with a lot of concrete

McAllen grew on cross-border trade. Wikipedia notes that the McAllen Foreign-Trade Zone, commissioned in 1973, was the first inland foreign-trade zone in the United States, and that the city sits across the Rio Grande from Reynosa, a large manufacturing center. That trade means warehouses, distribution floors, dealerships and shops all over Hidalgo County, and those slabs take more abuse than any garage. We size commercial systems to the traffic the floor will actually get.

What every install includes

  • Diamond grinding of the full floor, edges and corners included
  • Crack, chip and joint repair
  • Base coat, color or flake layer, and a topcoat matched to sun exposure
  • A written schedule for foot traffic, furniture and vehicles

Where We Work

McAllen is our home base, and we coat floors across Hidalgo County. That includes Edinburg, Mission, Pharr, San Juan, Alamo, Weslaco, Donna, Mercedes, Hidalgo, Palmhurst, Alton, Palmview, Peñitas, La Joya, Sullivan City, Elsa, Edcouch and Progreso, plus Rio Grande City in Starr County and Raymondville in Willacy County. The work changes with the town. Older cores in Pharr, Weslaco and Mercedes have more slabs from the 1970s and 1980s. Fast-growing cities like Alton and Palmview have far more newer homes, with garages that are often bare and ready for a first coating. Farther out in Starr and Willacy counties, shops, barns and ranch outbuildings make up much of the work. Each town page covers what we know about local floors.

Common Questions

How much does epoxy flooring cost in McAllen?

HomeGuide's national figure for installed epoxy is $4 to $10 per square foot, which is about $1,600 to $5,800 for a two-car garage. Polyaspartic runs $5 to $12 per square foot in the same guide. Crack repair, old coating removal and decorative finishes add to the total. We give you a written price after we see the slab.

How much would it cost to epoxy a 1,200 square foot floor?

Using HomeGuide's $4 to $10 per square foot, 1,200 square feet comes to roughly $4,800 to $12,000 in epoxy. At the guide's $5 to $12 for polyaspartic, it is about $6,000 to $14,400. Large floors like that are often shops or open living areas, and the prep needed varies a lot, so the on-site visit sets the number.

What is the downside of epoxy flooring?

Epoxy needs a clean, ground slab to bond, and it can peel where oil, sealer or moisture is left underneath. It takes days to cure fully and can yellow in sunlight, which matters in McAllen. It can also be slick when wet. Texture, a UV-stable topcoat and good prep address each of those.

How long will an epoxy floor last?

HomeGuide estimates 3 to 5 years for thin water-based epoxy and 10 to 20 years for solid epoxy systems. Polyaspartic is listed at 10 to 20 years or more for homes. Prep, sun exposure and how hard the floor is used decide where a given floor lands.

Can you install epoxy in the middle of a McAllen summer?

Yes, with planning. We start early, keep mixing batches small, and pick a product whose working range fits the slab temperature that day. If a floor sits in afternoon sun, we may stage the work over two mornings rather than push through the heat.

Will a coating fix the cracks in my garage floor?

We fill and grind stable cracks so they disappear under the coating. A crack that keeps moving can come back through any coating, and HomeGuide notes that cracks wider than a quarter inch can point to foundation movement. We tell you which kind you have at the estimate.
